Our involvement often extends beyond designers and we may serve as principal agents, representing the client’s interests by managing the broader project team, coordinating consultants, and administering building contracts to ensure the end result aligns with the original vision.
Our approuch
We favour involvement from the very beginning of a project, often referred to as stage 0 of the project life cycle or the pre-design stage. This stage is crucial for understanding the project’s context, requirements, and feasibility. We work closely with stakeholders to identify their goals, vision, and budget, and establish the overall scope of the project. Our early involvement ensures that key decisions are made with a clear understanding of the needs and expectations, laying a strong foundation for the entire project.
Our services during the subsequent work stages align with those set out by the South African Institute of Architects (SAIA), which are structured to ensure an organized, methodical approach to every project. The work stages are as follows:
Stage 0 – Project Initiation
This is the pre-design stage where we engage with the client to understand the overall brief, site context, and strategic objectives. We assist with initial feasibility studies, advise on consultants that may be required, and help establish the project’s scope, timing, and budget. It’s the foundation on which everything else is built.
Stage 1 – Inception
We refine the client’s brief, confirm the project’s viability, and identify any constraints or special conditions. We assist with obtaining necessary information and begin coordinating with professional consultants where applicable.
Stage 2 – Concept and Viability
During this phase, we develop design concepts in response to the brief. Sketch designs are produced to explore options, and we conduct preliminary evaluations to ensure compliance with regulations, budget constraints, and site conditions. Input from engineers and other consultants is often integrated at this stage.
Stage 3 – Design Development
This is where the chosen concept is developed into a more resolved design. Technical aspects are considered, and the work of other consultants is coordinated into the design. At this point, the design is shaped to allow for cost estimates and preparations for regulatory approvals.
Stage 4 – Documentation and Procurement
We prepare detailed technical documentation required for construction and assist in obtaining municipal approvals. This stage includes finalizing specifications, working drawings, and documentation for tendering or contractor negotiation.
Stage 5 – Construction
We oversee the construction process, monitor progress, and administer the building contract. We ensure that the work is being executed in accordance with the approved drawings and specifications, and we act on behalf of the client to manage variations, quality, and timelines.
Stage 6 – Close-out
At project completion, we assist with final inspections, defect rectification, and handing over the completed building. We ensure all documentation is finalized and that the building complies with all contractual and statutory requirements.
